Classic Cottages, LLC is an Alexandria-based real estate development company specializing in the design and construction of high-end custom homes in Northern Virginia, with 90% of its new construction concentrated in Arlington County. We are looking for an experienced superintendent to join the Construction Department.
SUMMARY OF THE POSITION:
Full time salaried position with 5-10 years of working experience in Northern VA, preferably Fairfax County, Arlington County, and City of Alexandria (preferred but not required). Project Managers oversee the home construction operations for multiple homes. The major focus is on quality, production time and accuracy of building per Plans, Specifications and Selections. The Project Manager shall manage all aspects of construction from pre-construction to certificate of occupancy.
QUALIFICATIONS & SKILLS:
- Highly motivated individual, eager to continue in their career development in the evolving environment of building construction.
- Excellent communicator (written and verbal)
- Ability to read and understand architectural and civil blueprints
- Ability to multitask and manage multiple projects and employees on multiple home construction sites at one time
- Understanding of Local and State Building Codes
- Understanding of Local and State Stormwater Management Practices
- Training will be provided as needed.
- Candidate must have a reliable mode of transportation as candidate will be expected to visit active construction sites.
- Experience using Buildertrend (not required but preferred).
- Use of the Construction Management software, Buildertrend, will be expected if accepted.
JOB TASKS:
- Manage the complete construction work required for multiple custom homes
- Utilize software to obtain all current house selections
- Manage and coordinate with utility companies (electrical, gas, water, sewer)
- Review project schedules
- Coordinate and work with Architecture, Design and Sales to solve any contract or plan issues
- Review quantified take offs
- Review, updated and maintain multiple project budgets
- Review subcontractor bids and scopes of work
- Release subcontractor and vendor purchase orders for all phases of construction
- Prepare client and subcontractor change orders
- Maintain regular communication with clients – be proactive
- Coordination Client site visits as required
- Review and authorize invoice payments for work in place
- Enforce all quality control requirements
- Provide regular updates on vendor performance
- Perform Framing and Architectural walks for each home
- Perform PSD walk with Clients and Superintendents for each house
- Attend preconstruction meetings
- Evaluate alternative methods of construction for cost efficiency, quality and timeliness
- Meet with Governmental agencies when necessary to resolve permitting, inspection or other issues impacting our work

Job Type: Full-time
Pay: $60,000.00 - $90,000.00 per year
